Proposed 40B Project: Medfield Meadows (Dale St/North Meadows Road)

Submission of Site Eligibility Application to MassHousing:

On September 12, 2016, the Town was in receipt of an application submitted to subsidizing agency MassHousing for a determination of project eligibility under G.L. c. 40B by Medfield Meadows, LLC (the “Applicant”), a 200 unit rental project.

Per the Site Approval Application submitted to MassHousing, "the proposed development consists of two distinct buildings separated by Route 27. The proposed design features a residential style that will be unique to Medfield and which will benefit from being located on Route 27. We believe the characteristics of the location provide a great opportunity for taller (3 to 5 stories) residential structures and a greater density than what can be found in the surrounding community. The buildings have been designed to have varying heights along with facades that step in and out to break up the overall massing. "

Parking & Building Style

"Parking has been strategically located below the building to achieve adequate parking and still maintain usable open space. We have introduced a more contemporary architectural style recognizing that this development will be unique for Medfield, and as such, we felt like we had a full array of architectural styles from which to choose on how to design this new building type. The buildings will be predominantly four story buildings over two levels of below grade parking decks."


The project will access the utility infrastructure located on Route 27 and from adjacent development, including sanitary sewer, water, gas, electric, telephone and cable. The stormwater management system will be designed to fully comply with all the standard of the MA DEP Stormwater Management Regulations.


The applicant is proposing that twenty five (25%)%, or fifty units will be identified as affordable units and will blend with the proposed market rate units and will be evenly distributed throughout the development.


Should MassHousing deem the conceptual design appropriate for the site, the Applicant is then allowed to submit a formal comprehensive permit application to the Medfield Zoning Board of Appeals for this project.

Regulations & Guidelines

Pursuant to 760 CMR 56.04(4), a subsidizing agency must determine if a proposal is appropriate for the site and in compliance with other project eligibility requirements.  The Massachusetts 40B Design Review Handbook, primarily serves as guidance for subsidizing agencies, provides a description of design elements and checklists that are consistent with the regulations and therefore can be considered during design review.
