The project requires the following approvals under the Medfield Zoning Bylaw:

Section 5.6 (ZBA Special permit for historic properties, adaptive reuse) 14.10 (ZBA special permit criteria), and 14.12 (PB site plan approval). The Medfield Board of Health will also review the stormwater component of the application per their more stringent rules and regulations.

What to Expect at the 7/8/20 Virtual Joint Public Hearing

(General Process Outline)

  • Planning Board (PB) opening remarks
    • Jurisdiction: Medfield Zoning Bylaw Section 300-14.12 (PB Site Plan Approval) 
  • ZBA (ZBA) opening remarks 
    • Jurisdiction: Medfield Zoning Bylaw Section 300-5.6 (ZBA Historic Properties Special Permit), Section 300-14.10 (ZBA Special Permit criteria)
  • Presentation by Applicant
    • Q&A from PB
    • Q&A from ZBA
  • Public Comments - Members of the public are considered “attendees” and although you do not have access to audio and video, you can see and hear everything. This is done to prevent zoom-bombing which could shut the meeting down entirely. 
    • Comments can be sent via the Q&A feature on Zoom which is located on the bar usually found at the bottom of your screen
    • Attendees can speak by using the “raise hand” feature and you will be unmuted at the appropriate time.  You can use the raise your hand button if you’re logged into Zoom and by pressing *9 if dialing in by phone.  Phone users must press *6 to unmute yourselves. 
      • Questions and comments from public officials and representatives of other Town boards
      • Questions and comments from abutters to the property
      • Questions and comments from other interested parties
      • Responses from the Applicant as needed
    • Additional public comments, in support or opposition, or technical questions regarding the application, may be submitted for the boards’ records by contacting Sarah Raposa, Town Planner: or 508-906-3027
  • Neither Board intends on making a decision on 7/8 and will likely continue to separate subsequent meetings. The next meeting date will be established prior to the close of the meeting.
